Use These 7 Tips to Sell Your Home Fast

These days the housing market is moving quickly, and as a result, it means that in order for you to be able to move into your next dream home, you will need to sell your current home fast.

While many sellers will leave it solely in the hands of their real estate agent to get their home sold, there are simple steps a seller can take to ensure a fast sale.

After working with many clients to sell their home, I can confidently say that these 7 simple tips can help any seller sell their home fast and with ease.

Tip #7 – De-personalize the home

When a prospective buyer walks into your home, they want to be able to envision themselves in it – sitting down with their family in the eat-in kitchen or sitting by the fire in their family room.

By hiding away personal photos and treasured memorabilia you have accumulated over the years, you will allow a buyer to envision their own personal items sprinkled around the home, thus allowing them to fall in love with the idea of being in their new home.

Tip #6 – Do away with any excess junk

It’s inevitable.

Once you’ve lived in a home for some time, you begin to accumulate, in excess, junk – the things you can do without but just haven’t gotten around to getting rid of it just yet.

Nothing can make a house seem smaller or simply visually unappealing like a house with too much junk stored away in closets, drawers, and in the garage.

Ensuring a buyer doesn’t feel too overwhelmed by the amount of clutter stored away throughout the home will help them to see the ample amount of storage space throughout the home.

Also by starting to purge the things you won’t need come moving day, this will save you time and stress when that day does come.

Tip #5 – Hire a professional photographer to take photos

A picture says a thousand words.

Many home buyers would have already seen your home via an online listing before stepping foot through the door.

By enlisting the expertise of a professional photographer to take photos of the home, they can bring their keen sense of design and the eye to accent certain areas of the home, incorporating beautiful light into the rooms where lighting may be needed to show the room’s best assets.

Tip #4 – Stage the home

This tip may go hand-in-hand with tip #5,  bringing in a professional home stager will only help to enhance the home for a potential buyer.

Many sellers are naturally deterred from the initial thought of bringing in a professional stager as they might think that this means they will have to go out and buy a whole new wardrobe for the bedroom or a new couch set for the living room. This quite simply isn’t the case. A professional home stager will work with what you have, rearranging the decor to accent the room and play to certain emotions of a buyer.

The added little touches will ultimately be at your discretion.

Tip #3 – Add curb appeal

While a seller has likely already gotten a sense of what the interior has to offer before viewing the home thanks to your online real estate listing, the exterior of the home can truly only be experienced on the day of the viewing.

Your home’s curb appeal might be the last deciding factor to the seller to know how well-taken care of the interior of the home is. By landscaping the front and back yard, trimming the hedges, and power washing the siding and windows, a seller will see the pride of ownership really come through.

Be sure to take some time to sweep the deck and  clean any outdoor furniture as these little extra steps can make all the difference.

Bonus tip: if you’re planning on listing your home during the spring or summer, you can plant some flowers throughout the front and back yard to add a little colour to the home’s exterior.

Tip #2 – Price the home accordingly

You can’t put a price on a beautiful home, can you? … of course you can.

While this may not be something that you can totally control as it will depend on the market, what you can do is work closely with your real estate agent to ensure the home is priced accordingly to ensure a quick sale.

You can do your own research to get a sense of what the price tag you would feel comfortable with putting on the home by checking online for listings of comparable homes in your neighbourhood.

Tip#1 – Get yourself a real estate agent with a proven track record of selling!

The number one tip to selling your home fast should come as no surprise. A seller without a good real estate agent with a proven track record of selling homes won’t get you too far.

As a real estate agent, I have sold many homes for clients who trusted me to put their house on the market and fetch a fair price due to my strong network of agents, buyers, and investors.

The real estate agent you choose should have a healthy network to turn to and the marketing know-how to get the word out on your home. With both of these qualities in tact, you’re almost guaranteed that your real estate agent will be able to sell your home quickly and ultimately get you into your next dream home sooner than later.

There are many factors a buyer will take into consideration when deciding to buy your home.

Of course  the price, location, and how well your real estate agent can market the home will be some of the major deciding factors, but, it’s also the little touches you can do to showcase the home that will play to the heart strings of a seller.

Hire a professional photographer and home staging expert to bring out the best in your home.

Take time to get rid of the junk you may have accumulated over the years while making sure the home doesn’t feel too much like it still belongs to your family,  tuck away those family photos before a showing.

And lastly, don’t forget about that moment when a buyer walks up to the home. Landscaping the home, and maintaining the front and back yard will show that the home’s interior is likely well-taken care of as well.
